Owner Questions 

I own an apartment, but I use it as a Pied-A-Terre. How could I benefit from the services of ViVODOMi Home Management Membership?

When you are not living in the residence full-time, maintenance and repair issues can arise, and expense payments to contractor, and staff are still required. When you are not using the property, we routinely check the residence to ensure no issues, such as leaks or electrical issues, have arisen to ensure there are no surprises awaiting your arrival and to mitigate any additional damage that may occur from an incident. What’s your fee structure?

We offer a variety of services, and the fee structure varies depending on the services you have with us. 

  • On-Demand Concierge services fees are due at the time service is requested, and your expenses will be invoiced at the end of the service for payment. 
  • Home Management members pay their membership fee quarterly, and their expenses are billed monthly. Capital home improvement projects require down payments before contractors began work. 
  • Relocation Management services payments are due before work begins, including estimated expenses.

What is the difference between ViVODOMi Home Management Membership and the management company that manages my building?

Your building’s management company will handle the affairs of the overall building; however, they do not deal with the needs of your individual apartment. You, as the unit owner, are responsible for apartment upkeep, expense payments to vendors, and all issues that arise within your apartment (even in cases of fires, floods, or other incidents that may have affected, but did not initiate in your apartment). ViVODOMi Personal Residence Concierge takes over all of these responsibilities for you.

Who can benefit from the services of ViVODOMi Home Management Membership?

Our services are designed to aid foreign, out of state, and local homeowners that own real estate properties, but do not have the time to oversee the daily operation of their home. Anyone who wants to take advantage of the numerous benefits of New York home ownership but is not in the position to oversee the day-to-day affairs can benefit from our services.

What are the typical expenses you pay behalf of the owner?

Typically, we pay maintenance bills, However, if additional items are requested, we would be happy to pay those as well.

Do you seek approval of expenses paid by ViVODOMi on my behalf?

Yes, we will seek approval to pay all expenses that are not pre-approved by you.

I would like to speak with some of your current clients. Can you provide references?

Yes, we would be happy to provide references upon request.

Do you work with building developments to supply in house Concierge full-time in their building?

We do not currently provide this service. However, in some cases, the building developer has connected us to their high-level residents to use our service personally if the building doesn't offer an in house concierge

What is Home Watch?

Per The National Home Watch Association, Home Watch is defined as "A visual inspection of a vacant home or property looking for an obvious issue."

My alarm company provides security for my home. What value does ViVODOMi Home Watch add?

An alarm company monitors entry into your home with a fire alarm, but they do not control potential problems that can occur due to broken pipes, mold, pests or vagrants. We identify those problems or the possibility of their occurrence and notify you accordingly. We can also be available as a local contact for our client's security alarm monitoring company to call in the event of an activated alarm. We can even dispatch to the home if contacted to meet Emergency Services and inspect the property if requested.

We have a neighborhood watch program. Doesn't that do the same thing?

Most neighborhood watch programs are passive by nature and do not provide the level of engagement with your property that ViVODOMi Home Watch delivers. We will visually check your property's interior and exterior in far more detail than you can expect from a neighborhood watch program. Relying on friends and neighbors is the same as they typically don't have the proper experience to effectively do the job. Would you want to be responsible for your neighbor's home?

Do you provide key-holder services?

ViVODOMi Home Watch can coordinate access to your property for any situation at an hourly rate. All we need is your notification of date and time and any instructions you have.

Can ViVODOMi Home Watch provide monthly visits?

It's our best practice to visit the property weekly, bi-weekly (twice per month) or more frequently. We don't offer a monthly service. Home watch services cannot guarantee problems won't arise, but significantly help lower the risk. Be concerned if monthly service is offered as that's too long and could affect your homeowner's insurance. Ask your insurance provider if savings on your insurance is credited if you have a professional Home Watch service. 

If you find a problem, what type of notification will I receive?

ViVODOMi Home Watch will send you a report upon completion of our visit to your home. Any problems identified will be accompanied by pictures and details of the problem. If we need to take any immediate action to prevent further damage, we will contact you immediately to discuss what occurred and consider what course of action is needed for the repair.

Are you a property inspector?

While we visually check your property, we are not what is defined as a property inspector. Property inspectors are usually involved at the sale of a property to do a detailed inspection of the structure, plumbing, electrical, and heating and air condition systems.

Are you a house sitter service or Pet Service?

Our Home Watch service does not include house sitting or pet services. Our core service includes Home Management, Concierge Services, and periodic visits to your home, where we follow a specific and mutually agreed upon checklist. We are in your home for less than an hour per visit, or serval hours depending on repair management and take great pride in making sure your home is as you left for your return while we love pets, it's not our skillset to provide pet services. 

What type of reporting can I expect from you?

ViVODOMi Home Watch will send you a detailed report by email with pictures of any problems identified upon completion of inspecting the interior and exterior of your home. 

If I need coordination with contractors doing work on my home can you help?

ViVODOMi Home Watch will provide access services and remain on-site for an hourly charge. We ask for at least a 48 hours notification to schedule accordingly. ViVODOMi Project Construction Management can also coordinate and manage improvement projects and/or construction. 

What is your experience and credentials?

Your ViVODOMi Home Watch manager has 10+ years in property maintenance management. Our service is our full-time business and should not be compared to anyone watching homes part-time on the side. ViVODOMi is also insured. 

Are your services expensive?

Services are very reasonably priced for the value provided. When you compare just the possible damage due to leaks or fixtures failing from non-use with the cost, our services are an excellent value. In addition, the value of your time if encumbered by these tasks.

Can you help me with home maintenance services?

While we do not provide home maintenance services, we can refer you to quality contractors or vendors and coordinate access to your property.

What is the homeowner's contractual commitment for ViVODOMi Home Watch Services?

Utilize and only pay for our services for the time period you are away from your home and need ViVODOMi to be your advocate for your home. Maybe you need us one time, a couple of months or more. That's completely up to you and what's best for your situation. ViVODOMi strives to provide quality service, achieving our client's needs when it's needed. A service contract is executed between parties to memorializes the agreements and expectations. 

Does ViVODOMi Home Watch provide tenant placement or management? 

ViVODOMi Home Management and ViVODOMi Home Watch does NOT engage in any third-party tenant placement, coordinating or transactions. The focus of our business is direct with homeowners for their home while in and out of the residence.

 What areas does ViVODOMi Home Watch service? 

ViVODOMi Home Watch covers all communities in New York City and its surrounding areas.
